What Is the Hardie Smart Fire and Acoustic Between Tenancies System?
The Hardie Smart Fire and Acoustic Between Tenancies system is a CodeMark certified (Certificate CM40390) fire and acoustic rated common wall solution — also known as a separating wall — designed for Class 1 and 10A timber frame buildings. A high performance, efficient lightweight wall system achieving FRL 60/60/60 minutes TWO WAY, Rw + Ctr >50, and a total R-value of R3.22 to R3.51 m²k/W — backed by the Hardie™ Smart Wall Systems Component Warranty.
The system uses a twin 90mm timber frame with 30mm cavity separation, 60mm Hardie™ Fire Insulation compressed 5mm into each stud bay, and 9mm Villaboard™ lining on both sides — with a 30mm service cavity allowing cables and conduits up to 20mm diameter without compromising the certified FRL. Fire performance is assessed by CSIRO and BRANZ per AS1530.4 (FCO-3222-Rev L). Acoustic modelling by Renzo Tonin Acoustics Pty Ltd is based on CSIRO and RMIT testing per AS1191. No Gap Insulation is an authorised Australian supplier of 60mm Hardie™ Fire Insulation for this system.
Why Builders Specify This System
01
FRL 60/60/60 — CodeMark Certified
Assessed by CSIRO per AS1530.4 to meet NCC Volume Two H3D2. CodeMark Certificate CM40390 accepted by certifiers Australia-wide without additional sign-off in standard Class 1 and 10A applications.
02
Acoustic Rating Rw + Ctr >50 — Independently Verified
HSIW-1 achieves 60 Rw | 51 Rw+Ctr — exceeding the NCC Rw + Ctr >50 requirement. Verified by Renzo Tonin Acoustics Pty Ltd based on CSIRO and RMIT testing per AS1191.
03
Total R-value R3.22 to R3.51 m²k/W
Certified per AS/NZS 4859.2:2018 including thermal bridging. R3.51 at 600mm stud centres — suitable for NCC 2022 Vol 2 Part H6 energy efficiency compliance.
04
Bracing Performance 4.0 to 10 kN/m
4.0 kN/m standard fixing — up to 10 kN/m with anchor rods. Ultimate Limit State (ULS) figures certified by Cardno (NSW) Pty Ltd per AS1684.
04
30mm Service Cavity — Services Without Compromise
Electrical cables, plumbing conduits, and non-flammable refrigerant AC pipes up to 20mm diameter permitted within the service cavity without compromising the certified FRL.
04
Wall Footprint of Only 228mm
At 228mm total width, gains in usable living space and land yield are delivered over brick and plasterboard shaftliner alternatives — maximising return on every development.
04
Hardie™ Smart Wall Systems Component Warranty
Genuine 60mm Hardie™ Fire Insulation (Part No 305902, 305903, 305909) supplied through authorised channels — warranty validity guaranteed on every No Gap order.

FAQs
What is the acoustic rating of the Hardie Smart Fire and Acoustic Between Tenancies system?
The standard HSIW-1 configuration achieves 60 Rw | 51 Rw+Ctr per wall — exceeding the NCC requirement of Rw + Ctr >50 for separating walls between tenancies in Class 1 buildings. Higher acoustic ratings are available through HSIW-2 (63 Rw | 54 Rw+Ctr) and HSIW-3 (65 Rw | 57 Rw+Ctr) configurations.
What is the CodeMark certificate number for this system?
The system carries CodeMark Certificate CM40390. Certifiers and surveyors can request this certificate and relevant test reports from James Hardie’s Engineering Solutions team on 13 11 03.
What is the total R-value of this wall system?
The certified total R-value is R3.22 to R3.51 m²k/W depending on stud spacing, independently assessed in accordance with AS/NZS 4859.2:2018. At 600mm stud centres the total R-value is R3.51 m²k/W (winter). These values are suitable for NCC 2022 energy efficiency compliance under Part H6.
What fire rating does the system achieve?
FRL 60/60/60 minutes TWO WAY — assessed by the CSIRO Division of Building Construction and Engineering and BRANZ in accordance with AS1530.4 (FCO-3222-Rev L).
Can services be run inside the wall?
Yes. Electrical cables and plumbing conduits up to 20mm diameter can be run in the 30mm service cavity between the insulation and the lining. Air-conditioning pipes carrying non-flammable refrigerants up to 20mm outside diameter are also permitted.
Does the system require additional engineering sign-off?
In most standard Class 1 and 10A applications, CodeMark Certificate CM40390 is accepted by building certifiers without additional engineering sign-off. For applications outside the scope of the Design Guide, contact James Hardie’s Engineering Solutions team on 13 11 03.
What is the difference between HSIW-1, HSIW-2, and HSIW-3?
All three configurations achieve FRL 60/60/60 and Rw + Ctr >50. HSIW-1 uses 9mm Villaboard™ only and achieves 60 Rw | 51 Rw+Ctr. HSIW-2 adds 10mm plasterboard and achieves 63 Rw | 54 Rw+Ctr. HSIW-3 uses both 9mm Villaboard™ and 10mm plasterboard to achieve 65 Rw | 57 Rw+Ctr — the highest acoustic rating in the range.
